My opinion:

Xin Xuan specializes in traditional Singapore pancakes. My mother and I have tried each of their coconut, peanut and red bean pancakes for breakfast.

All their pancakes were smaller than similar products sold in Singapore east. The crust was not crispy or crunchy enough. Ingredients were also too few and mild tasting. The pancakes' only plus points were that they were vegetarian and soft (old people would have no problems eating them).

Ways for the owners to improve their food ratings:

They should increase the sizes of their pancakes, ensure the crunchiness of the crust and add more ingredients to their food.
